Following an initial consultation, we work with you to develop a concept that ticks most (if not all) of the boxes, considering wants, needs, site conditions, planning controls and budget.
Once we know the concept design and quote are on the right track, we arrange further site investigations (if accessible), and present a detailed tender and tender set of drawings.
We prepare and present a contract set of drawings and documents for signing. We use genuine HIA Building Contracts and Building Specifications which are an industry standard and known to be fair.
The exciting part for many is selecting your materials, finishes, colours, plumbing fittings, appliances and electrical inclusions. You may choose pre-determined selections, or we can create a customised selection to suit your taste.
Once selections are finalised and locked in, we prepare relevant permit drawings and documents for lodgement. We may need seek Developer Approval, lodge via Complying Development Application or Development Application / Construction Certificate.
This final stage of pre-construction involves a final review of the drawings, all tender, variation and selection items. Upon confirmation, lenders final approval and payment of the first Progress Claim Deposit, we prepare the project for construction!
Following site establishment, we invite you to witness and confirm pier meterage, the piers are then poured followed by the ground slab to engineers design.
The erection of either timber or metal frames and trusses, along with engineered structural steel follow the slab pour. Our carpenters are amongst the best in the industry, work is checked by our Construction Manager, Engineer and Certifier.
You will see your first material selection on site, laid by an efficient and experienced crew of hardworking bricklayers. Depending on the build, we may install roofing before, during or after bricklaying works.
By this stage, windows and external doors are installed (excluding panel lift), plumbing and electrical rough in works are done, external claddings installed, roofing and eaves complete.
Installation of plasterboard linings, internal doors, architraves, skirtings, staircase (if applicable), Kitchen and vanity joinery (excluding benchtops)
Reasonable completion of contracted works. We generally arrange a pre-handover inspection 2 weeks before handover, allowing time for touch ups.
The maintenance and warranty period will commence from handover, where we handover the key to your new home!
